Gilroy property owners have submitted offers to the County of

GILROY – “About a dozen” Gilroy property owners have submitted offers to the County of Santa Clara which is looking for five to 10 acres of land for a new medical clinic scheduled to be opened by November 2004.
The offers were submitted by a Dec. 24 deadline for “preferred land” suitable for the construction of a 50,000-square foot medical clinic that would become the South Valley auxiliary center to Valley Medical Center in San Jose, said Nancy Fowler, manager of the property management division of the General Service Agency for the county.
She would not disclose which property owners submitted offers.
The facility will provide walk-in care for children and pregnant women.
Although newspaper advertisements requested submissions of offers by Dec. 24, property owners can still submit offers until the site for the center is purchased, she said.
“We hope to find a location in the late spring or the early summer so we have a site,” she said.
The property must have a minimum of five acres so that land is available for parking, she said. It must also be adjacent to public transportation routes for bus service, she said.
Easy accessibility to a variety of routes and bus connections is preferred, she said.
The county will consider property locations up to 10 acres for expansion of the medical center in the future, Fowler said. Sites with buildings on them will be considered, especially if the buildings can be converted into the medical center.
State standards for heating and ventilation for medical centers must also be considered in the evaluation process, she said.
The General Service Agency will evaluate the 12 offers in early January, she said. Those that meet the basic requirements will undergo more evaluations including a site visit by county representatives, she said.
At the end of the analysis process, Fowler’s department will provide the board of supervisors with a recommendation of which property to purchase.
“The board is the only authority that can make the final decision,” she said.
The new medical center is part of a county-wide package of new facilities approved by the Santa Clara County Board of Supervisors on Oct. 22. At their board meeting, the supervisors approved about $400 million in projects. Specific costs for the Gilroy clinic still need to be determined.
Milpitas will also receive a medical center to service the northern part of the county.
The county is using the services of property management company CB Richard Ellis to help locate a site for the medical center.
“We’ve worked with them before,” Fowler said. “They’re familiar with the county. They can help us gather the information and put it into a format that’s easy to digest.”
