I was also at the meeting of Eagle Ridge homeowners Tuesday night. Today, I read Mr. Hatz’s letter in The Dispatch and think that it would be reasonable to comment.

First, my wife and I are not certain yet as to whether or not we want the additional houses in our development but we are concerned about the eventual use of the subject property and the Bonfante property inclusive should this deal fail and Bonfante Gardens fails with it.

That said, the issue of our delegates involvement in the voting process as opposed to direct voting for or against the Bonfante addition came up and I thought that I would weigh in on this one item. As was explained by our associations president, the association lawyer has told the board that the Bonfante issue is an issue that our district delegates would have to handle. The district delegates are elected by the homeowners as a representative form of administration of the business of the association.

This is a similar concept to all of our levels of government from city to national. This has seemed to work for our country for more than 200 years. In fact, the voters directly vote for very little in this country.

I am not sure if Mr. Hatz has attended any of our association meetings but my wife and I attend most of them and know that there is a process that can be used to eliminate the district form of administration at Eagle Ridge. A change in our CC&Rs (a copy of which is provided to all homeowners when they buy) is rather lengthy and complicated and requires the approval of no less than two government entities if the homeowners vote for a change.

If there were homeowners that wanted to change this process, it is something that could have been started at any time in the last four years and can still be started now. Because of the logistics and time involved in any voting change in the CC&Rs and the pending drop dead date for Bonfante, any changes in our CC&Rs will probably not have any affect on the proposed issue of the Bonfante property addition.
