Gilroy – The seventh annual workshop for Gilroy landlords and property managers will be held Wednesday night at the Senior Center.
Titled “Invest in your property and obtain prosperous rewards,” the free workshop will give landlords the tips and tools they need to maintain a safe and in-demand property. Representatives from the city, Tri-County Apartment Association, Santa Clara County Sheriff’s Office and Gilroy Police Department will present information on topics from dealing with problem tenants to recognizing criminal activity.
Absentee landlords, or those who live outside the city, are encouraged to visit their property to stay apprised of any issues there.
“Often times, we end up calling landlords who live outside the Gilroy area, letting them know we have responded to their rental property five, six times in the last couple of months, and they are completely unaware of what’s going on at their property,” said Rachel Muñoz, a GPD community service officer.
At Wednesday’s workshop, landlords will meet some officers from GPD’s Anti-Crime Team, which deals with gang-related issues.
“We want to raise awareness to rental landlords to the importance of providing and maintaining crime-free rental units,” Muñoz said.
Landlords are ultimately responsible for the property and managing tenant issues such as gang activity in the area, noise disturbances, blight, lighting, even landscaping.
People who attend the workshop will learn about new laws affecting landlords and tenants, and the eviction process.
