Talk to your real estate agent to see if it's time for an open house event at your property for sale.

You need a buyer if you want to sell your home.  Among the many marketing techniques real estate agents have available, open house events remain one of the most used.  Maximizing exposure to as many buyers as possible can be especially helpful if there are restrictions limiting when your home is available to be seen.
There’s nothing quite like physically going through a home to help a buyer imagine living in it.  They need to be able to meander freely from room to room picturing their furniture and how they would place it.  Buyers envision how they would create their future memories in each room, and that translates into offers. 
The Process
Discuss open house events with your agent at the time you list your home.  Get an understanding of what they entail and how your agent conducts them. 
     *  Make sure your home is clean and odor free
     *  As always, secure or remove your valuables
     *  Make plans to be away from your home
     *  Instruct your agent to have visitor shoes removed or protective booties available to protect the finishes on your floor
     *  Ask your agent to keep track of how many people attend as well as what comments they hear.  This feedback is important to gauge how your home is viewed.
Find out how the open house event went by talking with your real estate agent.  Discuss whether or not additional open houses would be beneficial.
When To Hold An Open House
The goal is to sell your home sooner rather than later, so open house events are generally held as soon as practical after listing.  If your home doesn’t sell after the first open house, it is wise to continue having them.
Open house events are generally scheduled for the weekend, but can be held at different times and even during the week. Imagine an evening open house where people can come directly from work.  This gives them an idea of what it may feel like coming home.
Who Attends Open Houses
There are a variety of people who go to open house events including:
Qualified buyers who are looking for their next home or investment
Neighbors who may want a friend to live near themPeople looking for design ideas, etc.Hobbyists – yes, some people like to look at homes
Not everyone who visits an open house is there to buy, but most are – especially in the current market.
Open house events are a great way to showcase homes and get more buyers to see a property.  Talk to your real estate agent to see if it’s time for an open house.
