GILROY – The city’s Planning Commission has issued a key recommendation for a large subdivision in the city’s Northwest Quad.
The commission voted 6-0 Thursday to approve a 76-acre, 250-lot subdivision request for Glen-Loma Group and Arcadia Development’s Rancho Hills and Deer Park subdivisions at the northwest corner of Santa Teresa Boulevard and Sunrise Drive.
Development of the site will result in 247 single-family, low-density homes on lots ranging from 6,000 to 15,900 square-feet in size. Sunrise Drive and 14 new streets will provide access to the homes. Curved interior streets and cul-de-sacs are incorporated in the design to help reduce speeding.
The city awarded allocations for the 247 residential lots under its growth-control law, the Residential Development Ordinance, in 1999.
Of three remaining lots approved in the subdivision, one will be deeded to the Santa Clara Valley Water District. The City Council put aside another 133 allocations in last year’s RDO process that can be applied toward the remaining property, officials said.
Work on the subdivisions started in the early 1990s and will probably wrap up within the next five years’ time, city officials said.
“They’re just finishing everything up now,” said City Planner Melissa Durkin.
The development will still have to go through City Council approval and an architectural review before construction can begin. Council is slated to review the subdivision at its Dec. 16 meeting.
