Gilroy’s largest housing development continues to build out along the smooth, sloped terrain of the city’s west side, as the planning commission last week, unanimously approved the tentative map of Glen Loma Ranch’s newest neighborhood.
The McCutchin Creek/Palomino neighborhood will consist of 59 single-family homes on the nearly 30-acre site. The entire Glen Loma Ranch project area is 309 acres.
Bordered by Ascension Solorsano Middle School and a future city park on the south, Uvas Creek Park Preserve on the east, and Santa Teresa Boulevard on the west, the new residences will consist of 26 attached single-family homes, called duets, in McCutchin Creek and 33 single-family lots in Palomino.
At full build-out, expected by 2020, Glen Loma Ranch will be transformed into 17 neighborhoods, with up to 1,693 residential units –1,443 market-rate units and 250 of affordable and senior housing, which will be concentrated in the Town Center subdivision. It has not yet been determined whether the affordable housing will be rentals, with renters having to meet income limits (currently 60 percent of median Santa Clara County income), or homes to purchase.
The city has thus far, approved the subdivision of six neighborhoods: Home Ranch, Wild Chestnut, Vista Bella (since divided into two neighborhoods, the other called Zinfandel), Petite Sirah (now called Ambrosia), Matero and Montonico, totalling 453 units.
Single-family homes in the Vista Bella, Ambrosia, Mataro and Zinfandel neighborhoods started selling in summer, 2016, with starting prices ranging from the high $600,000s to the high $700,000s.
There will also be a mixed-use residential/commercial Town Center, with a new fire station, commercial development on the north side, two city parks and about 88 acres — 24 percent of the total project site–of open space and buffer areas with six or seven miles of trails, connecting the neighborhoods and Christmas Hill Park.
